This property has a very nice remodeled lake front cottage with nearly 200' of water frontage on Lake Travis. The total property is about 2.2 Acres, that includes the land under the water because the tract is deeded to the center of Bee Creek. The property is very close in, about as close in as you want to be and still have some semblance of quiet privacy. There is easy access from Hwy 71 and Bee Creek Road which is only 5 miles from RR 620, just minutes from the new Bee Cave Galleria Shopping Mall. The house is situated on the lakefront of Bee Creek Cove which is the next large cove up from Rough Hollow Marina Cove at LCRA mike marker 18. The property sits on a little point and has a very nice view of the larger part of the cove. This part of Bee Creek Cove is very deep and last year when so many people were bone dry, the dock here was still floating. The docks in this location are placed a nice distance apart so there is more privacy and it's easier to navigate a boat than many other places. The sloping topography of the waterfront property is what I will call nearly perfect. From the patio and grassy yard area it's a gradual slope all the way down to the center of the cove, which is optimal for docks and access. Many properties have steep terrain that make it difficult for dock placement and for people to access the water. The private dock on this property contains 3 boat slips and a SeaDoo hoist, it also has water, electricity and lighting. The waterfront area has been improved with a nice grassy area with a sprinkler system using a pump installed on the dock and lighting and electrical service in several places. There is a patio and RV pad down by the water which is a nice addition for enjoying cool shade at the waters edge. It takes a certain type of land access and topography to make all this possible and this property is optimal because you have access from the flat homeowners/road area next to the property. The decks and patios at this property face away from the west sun making your afternoon BBQ's protected from the hot Texas sun. The property has a very nice and well built storage shed that can stay at the property. Down near the waterfront area the property has ample room to store boats and trailers. I nearly forgot about the boat ramp, how cool is it to launch your boat right on your own property, pretty cool I'd say. You can launch a Wakeboard boat there until the lake gets down to about 650' and you can launch a SeaDoo there till about 640'. Another nice benefit to having a sloping topography is that as the water goes down you can drive down the ramp and park next to the walkway that leads to the dock. That makes it very easy for elderly or people with special challenges to get onto the dock when the water is low and the dock is farther away from the grassy area. Try that with a property that has difficult access or a bluff. The house is situated at about 717' which is 2 feet over the spillway of Mansfield dam. This is out of the old flood plain but in the new flood plain that has recently been raised to 722. Just my opinion, but there is a very remote chance that water will go over the dam more than 2 feet high since the highest it's ever been is 711'. The house has had a major remodel including refinished wood floors, new kitchen, new electrical and plumbing system, new A/C system, new bathroom, new insulation and sheetrock, paint and Hardie-Siding. The house has one separate bedroom and a large open living room allowing many people to enjoy endless time at the lake. The lot will allow for additional structures to be built. The area around the house is covered with Live Oak trees for relaxing in the cool shade.
